 A STATE-OF-THE-ART RESIDENTIAL HIGH-RISE COMPLEX IN THE NEW SURREY CITY CENTER

The OPTIMA Residential Complex project will be situated in the New Central Area of the City of Surrey, B.C. The Architectural Design passed the third reading (public hearing) on July 21, 2005. The Servicing Agreement was approved in 2006. The Development Permit is still pending the automatic 4th reading approval after paying and posting the necessary financing requirements induced by The City of Surrey to cover the costs associated with the off-site works. The Developer IHI DEVELOPMENTS retained a group of local Professional firms for the Structural, Engineering, Landscape Architecture, Interior Design, Electrical Engineering, Mechanical Engineering, Off-Street Civil Engineering, Street Lighting, Site Surveying. IHI will prepare in due time the manufacturing shop drawings for the Hi-Tech Panels to be used in the Construction of the Buildings. A new Architectural firm will replace the firm of Mr. Raymond Ching that due to health reasons had to resign from the project.

The project consists in the realization of three residential high-rise buildings; one 21 stories high and two 18 stories high; each of the towers has indoor and outdoor amenities in addition to a Child Care Center as well as two basements for under-ground parking and off-street visitor parking. The site is bisected by the Skytrain with stations within 2 blocks. The total gross area of the project amounts to 23,836 m² and the area of the site 8,110 m².

IHI DEVELOPMENTS was very fortunate to receive an invaluable guidance and support from all members of the Planning Department of the City of Surrey that contributed to the unanimous approval of the design of the complex by the Honorable Mayor of Surrey and his distinguished Councilors.

Surrey, the "City of Parks", is the second largest City in the province of British Columbia. It continues to evolve at an incredible pace achieving business and recreational successes. Every month the City welcomes 900 new residents. With over 16,000 businesses, Surrey offers a diversified industrial manufacturing and service base in addition to a wide range of business opportunities.

Surrey has more than 40 shopping centers encompassing over 520,000 square meters. The Surrey Place Shopping Center and Gateway (a $725 million commercial/residential development) is within walking distance from our site and the New Surrey City Hall will be built one block away from the Optima Site.

We are proud to post in our website our "unique articulated design to be built with state-of-the art building technology".

IHI is completing the manufacturing of the IHI Panels for the Offices and a typical 2 bedroom corner suite that will be displayed on site as a Presentation Center. The typical corner unit will later be dismantled and used as part of Tower 1 once the developer secures the financing for the Project and starts developing the project.

IMPORTANT DISCLAIMER: The optima project was never built and contrary to the false claims of Fanuc/GE that were successfully advanced unfortunately in Court, that IHI built the Optima Project in 2005 -- 2006 USING Fanuc/ GE Defaulted System that they installed at IHI's R&D Manufacturing Facility in 2000 -- 2001. Again, currently the site is still empty.

This document can't be construed by any means as any type of offering, and strictly a technical case study in a very new and vibrant downtown.

The Development Company of the Optima Towers owned/controlled by the President's Mother, has entered into an agreement with IHI to build the Center and feature some of the advanced details for the Optima high-rises to allow International first class advanced equipment suppliers to bid for the solution to automate the cutting and welding process at the IHI R&D and Manufacturing Facility in Delta, BC., after the above mentioned Fanuc/GE default.
